It’s a Buyers Market in Cobb, Cherokee, Pickens & Gilmer - Metro Atlanta.

The state of the real estate market today allows the buyer, to get exactly what you want, where you want, when you want. Need a house with an extra bedroom for a recent addition to the family? Want a bigger yard for the dogs? Want a kitchen with granite countertops and stainless steel appliances to make entertaining easy? You can have it! Want to live downtown, Midtown, near a lake, on a golf course, in the mountains, or anywhere else? You can!  Maybe you need to move next month or maybe you need to sell your current home first.  There’s something out there that’s exactly what you are looking for.

Basic differences between Buyer and Seller Markets:

IN A BUYER’S MARKET

  • More supply (more houses for sale)
  • Better upgrade packages available
  • Attractive financing packages available
  • Builders/sellers more likely to entertain an offer

IN A SELLER’S MARKET

  • Less supply (less houses for sale)
  • Upgrade packages may not be as extensive
  • Financing packages may not be as attractive
  • Buyers must be more competitive in their offers

CANTON YMCA

The YMCA in Canton is a great family place for Cherokee County.  "Spirt, Mind, and Body" are three goals this orginization represents.  As a member of the "Y" and a mother, the YMCA is a great place to find "free childcare."  One of the member benefits of the "Y" is that you get to take advantage of the quality childcare that is offered there at no extra charge.  My 3 year old twin boys are a testimony.  I often hear, "Mama, when can we go to the "Y’s" playcenter?"  Imaging parents, taking you children to a "playcenter" with 4 rooms full of age appropriate toys while you get a chance to excersise.  Zumba, Yoga, Spin, Aerobics, Swimming- all to take advantage of while your children are enjoying playing with other children their age.  It is an overall win-win situation.  A much needed physical and mental break for mom and dad while your children are getting a fun break of their own

Lake Allatoona-Cherokee County

One thing, among many, that draws people to Cherokee County is Lake Allatoona.  The lake hosts several activities.  Fishing. Boating. Swimming. Camping.  Something for any outdoorsman, (or outdoorswoman) can be found here.  With several campgrounds and day use areas located around the lake, Allatoona is a great family place.  Take the family, the dog, the camper, the boat and you have a great get-away.  Make a day of it or even a summer vacation out of it.  Fishing off the dock, skiing behind the boat, swimming at the beach, roasting hot dogs and marshmellows over a campfire or just simply relaxing to the sound of tree frogs are just some of the activities that my husband and I like to call "Cheap Family Entertainment."

Choices Regarding Where We Live and Work

The are many factors that go into our decisions regarding where we live and work. Some of the factors for where we live are cost of living, travel time, distance of travel to relatives or friends, school districts,  and convience to the places that we prefer to use in our free time. The factors regarding where we work include salary levels, benifets, travel time, association with friends or other professionals or maybe a company was hiring and you just needed a job.

I live Cherokee County because this is where my significant other and most of her extended family live. I decided that traveling more than an hour each way was consumming too much of my time and was accumilating too many miles on my vehicles. So my choice for living here is convience and being near the people that I care for and spend most of my free time with.

While the office location for Maxsell is convient, the reason that I work at Maxsell Real Estate was not made from a convience stand point. A couple of years ago, I was searching for property within Cherokee County to build a barn on to house the toys that I have collected over the years. I wanted a location close to Woodstock or Canton and the property  zoning had to allow for the type of structure that I wanted to build. The required zoning ruled out most residential areas and the commercial areas were too pricy for me. I search through FSBO’s, classifieds, MLS,  FMLS and every other resource that I could think of. I spoke with numerous individuals that included both property owners and real estate agents. I drove to see many properties that were drastically different than what I had been lead to belive they would be while discussing the properties in phone conversations. Through this process I found I individual that provided realistic and factual information on every property that he listed. This individual is Dan Thorton and he works with Maxsell Real Estate. When I drove to a property that he had provided detail on it was what he had described it to be. He consistently displayed the qualities in a Real Estate Professional that I wanted to be associated with. So I chose Maxsell Real Estate as a place to work  based solely on the integrity of people that are associated with the company and in the ability to make a living doing something that I enjoy.

New Cherokee Industrial Development

The Cherokee Development Authority recently announced Cherokee Farms industrial park.

Cherokee Farms Business Park is being developed as (5) five freestanding industrial buildings ranging in size from 10,400 square feet to 14,400 square feet.  The project is near the Cherokee County Airport which is undergoing expansion to accommodate corporate jets.  The expansion will also increase apron and hangar space to increase the number of planes based there from 100 to 300.

Located one mile from Interstate 575 and Airport Industrial Drive (exit 24) on Ball Ground Highway Cherokee Farms will provide your company excellent access to the rapidly growing cities of Canton and Cumming as well as north Cobb and Forsyth counties. Ceiling heights will average 20 clear and most buildings will have the ability for fenced and screened outside storage.

The buildings initially will only be available for purchase. However, under the right financial structure leases and lease purchases may also be considered. Phase I, to be delivered in the Fall of 2007, will be as follows:
