Is this summer the best time to buy real estate. Ever?

The Mortgage Reports Blog: With Another Rate Cut, The Federal Reserve May Be The Proverbial "Fool In The Shower"

Today Dan Green, The Mortgage Reports, explains why so many fed rate cuts may propel our economy into rapid inflation.  He does a good job of explaining the fed rate cut impacts with his "Fool in the Shower" analogy by Milton Friedman.  If he’s right, it could take a year or so to get there.  Furthermore, if Dan is right in his prediction of future inflation, then you can expect mortgage rates to bottom out soon.  In an attempt to defend against inflation, banks will try to hold mortgage rates steady even as the fed cuts rates.

What does it mean for real estate buyers?  Sometime between now and the next few months may be the best time to buy real estate in history.

America will be coming down from a  housing bubble (prices are lower), rates will be at historic low levels, and inflation could be around the corner.  IF this doesn’t scream BUY NOW, then what will?

Buyers can buy low, with a super low interest rate, and then ride a huge waive of future inflation = no-brainer, right?

We shall see during the spring and summer markets.

I will keep on eye on the 575 Corridor, specifically Cherokee County Real Estate and will keep you posted through the summer months.

Georgia’s Statewide Water Plan

Senator Chip Rogers recently sent out an e-newsletter updating me on the current happenings at the state level.  One item jumped out at me, the creation of a Statewide Water Plan for Georgia.  I am encouraged to see our state government be pro-active in working to resolve the problems that were exposed by the recent drought.  Personally, I have never felt any long-term fear or concerns about water for Atlanta’s growing population.  I mean isn’t 90% of the Earth made of water?  Don’t we have smart people who can figure out how to make all that water usable?  Our friends and allies, Israel, seem to have figured it out by creating the world’s largest and most cost-effective desalination plant that is projected to provide 20% of Israel’s drinking water by 2010.  I also think more resorvoirs are no-brainer…they create water reserves, provide sceninc beauty, and the public loves lake recreation.  Here are Chip Rogers’ words from his newsletter:

"In order to help Georgia cope with the historic drought, the General Assembly has passed the state’s first- ever statewide water plan. The resolution passed overwhelmingly Friday in both the House and Senate.  This plan will create a joint state-wide water planning committee for the next three years in order to determine how much water is in the state’s lakes, streams, and rivers. In addition, it will create 11 water planning districts to allow water to be fairly distributed to businesses, farms, and households."

Read the Senate Resolution for Georgia’s Statewide Water Plan.

"A RESOLUTION
To ratify a certain comprehensive state-wide water management plan; to provide for force and effect; to provide for construction; to provide an effective date; to repeal conflicting laws; and for other purposes."

It is Important to Understand Your Homeowners Policy

* Maxsell Real Estate is proud to introduce Scott Hocker, State Farm Agent.  Scott is our newest bog contributor and we look forward to his insight and tips on insurance of all types.  Scott’s first tip is about the benefits of actually Understanding your Homeowner’s Policy:

Knowing the right questions to ask your insurance professional may prevent disappointment in the event of a loss.  Many homeowners policies have special limits that apply to certain types of personal property. For example:

 ·        Jewelry and Furs

·        Firearms

·        Silverware and goldware

·        Collections such as stamps, trading cards and comic books

·        Rugs, tapestries and wall hangings

·        Home computers

·        Property used in a business

While most homeowners policies provide comprehensive coverage they generally do not provide coverage for:

 ·        Water damage caused by flood or underground water

·        Earth movement including earthquake and mudslide

·        Damage caused birds, rodents, insects or domestic animals

Many of the items listed can be insured through separate policies or endorsements. I recommend an annual review of your polices with your agent to make sure they continue to meet your needs.
