Woodstock GA: Ridgewalk Interchange Gets Funding from DOT

The future of Ridgewalk in Woodstock looks brighter for the long-term. Granted we’re still in a real estate downturn and commercial real estate will definitely get worse before it gets better, but Woodstock can now see a future with a better way around town, improved access to I-575 and high-end retail. Last week The Cherokee Ledger reported,
Georgia Transportation Board District 6 representative Brandon Beach said Nov. 3 the agency’s rankings show that the Interstate 575 Rope Mill Road (Ridgewalk) project is funded and “the money’s there.” “The Rope Mill Road project will probably be pushed back a year, though, because not all the right-of-way is acquired,” Beach said. The Georgia Department of Transportation (GDOT) estimates that it will cost $22.5 million to build the interchange at Rope Mill Road. The interchange would access the Ridgewalk community, where Cousins Properties Inc. plans to build its 500,000-square-foot The Avenue shopping center.

Downtown Woodstock gets new Restaurant

I recently looked at the loss of the Serene Bean (and City Hall) from Olde Towne Woodstock as the glass is half full, because I thought surely something would replace ‘the bean’ and soon. Sure enough, VIngenso’s Cucina will be the new restaurant on the park in Woodstock.

Vingenso’s will be offering traditional Neapolitan style food that is healthy, naturally made, all available for sit-down table service, take-out, and purchasing ingredients in-store for your own home preparation. They will also have a wood fired pizza oven and will serve beer and wine, as well as fresh salads, pastas, and more. Vingenso’s is run by certified chefs with a long history in the food industry and who also run the Culinary Institute.
Tony Eyl of Landmark Realty brokered the transaction and he had this to say about the new tenant, “I think they are going to be a great addition to the downtown district and we should hopefully see them with doors open soon. I believe though that Downtown continues to have (and always will have) it’s strong appeal and I remain convinced that it will continue to be a viable place to do business and will continue to attract quality businesses in good economy or bad. Our current economy has temporarily slowed some of the great plans ahead of the downtown district but hopefully this news … is indicative of the many other good things that will be happening in downtown. Despite these slow downs I think the future of our downtown district remains very bright and we are still blessed with a great place to live, work, and play here in downtown Woodstock.”
I like the idea of being able to purchase ingredients, but Woodstock really needed a place to grab a pizza and a beer - can’t wait. I look forward to seeing how they remodel the former coffee shop and hope it opens soon.

Atlanta First Time home buyers can receive a $7500 credit on their 2008 returns for purchasing a home between April 2008 and July 2009. So, in addition to your itemized deductions you will receive for being a homeowner, there is another $7500 to reduce your income just by purchasing a home.
Sunset Date for Nehemiah Down payment Assistance is September 30, 2008.
The Nehemiah Downpayment Assistance program is one of the few ways to have a seller pay for part of your down payment. Sellers have always had the ability to pay closing costs. However, the ability to actually make part of the down payment has been a questionable practice where many of these amounts were paid after closing or POC (Paid Outside of closing). At any rate, this program ends on Sept 30, 2008 so if you need help with a down payment you should get moving.

FHA Free-Money
The FHA has set up a 5 to 1 matching down payment grant up to a total amount of $10,000. This program is based on family income level and is reflective of the county that you live. However, if you want to purchase a home, this may be the best way to get FREE MONEY. Government Grants!
Change in FHA Down payment Requirement
Though most of us are not familiar with FHA loans, today (post mortgage meltdown) these loans tend to be the most available mortgages. The US government has raised the lending limits of all government sponsored mortgages which makes the FHA very useful for home purchases of $200,000 to $400,000. However, most FHA’s in the past required a 3% down payment. Though you now know that sellers can pay this for you or even the government, the rate will now change from 3% to 3.5% for all loans after October 1, 2008.

A Week of Change for Downtown Woodstock

It seems as if the recently revitalized downtown Woodstock is falling apart. First I heard that Serene Bean, the only coffee house in old town Woodstock, is officially closed.
Then I hear that the City of Woodstock is purchasing a building on Highway 92. They are moving city hall, police, building department, everything under one roof in the three-story (35,000 SF) former Robert Harris Homes building. Rumor has it that the price for the building is $5.6 Million. These are troubling signs for Downtown Woodstock.
But let’s look at the glass half full…
The city plans to relocate in downtown Woodstock after they tear down their old city hall and build a new one. No time frame, but at least the goal is in place. The city will save hundreds of thousands of dollars by having all operations under one roof (maybe they will even become more efficient with building permits - I know really dreaming here.) The purchase price for the new building includes furnishings (it matters when you have to staff an entire city operation, furniture adds up).
As for the Serene Bean, something will replace it and probably soon. The location is too perfect for a coffee house or similarly themed restaurant. It is the prime spot across from the park and fountain and has a great landlord committed to making Woodstock better.
There is no doubt this is a blow to vitality of Woodstock, but I think things will work out in the long run.
