What a wide spread. But how is the effectiveness ? I don't find an answer so far how internet support in real estate marketing effort. Doesn't internet just collect leads or prospects ? How can we ensure leads to turn into buyers ? It still needs hard effort, I think.

How much is too much? Great question. I will stop syndicating to specific sites when they prove to be bullies with my data. Until then, I feel that I owe it to all of our clients to promote their properties as much as possible on the internet.

Thanks for all of the comments on syndication. I wonder how much is too much / how much is enough. I don't want to dilute my own presence by loaning my listings to some of these syndicators. To me it just doesn't make sense to hand them too much content that they may in turn parlay to charge us more for giving them content. But then again I also see the value in putting some other pages out there that would lead back to me.

@Brent That's great to hear. Every broker should be syndicating listings. However, I am assuming (dangerous, I know) that the Consumer Reports survey included all of the country and it's possible that only 85% of KW brokerages do what your office does. I think it would be incredibly exaggerated to think 85% of any group of Realtors spent more money or attention to online marketing. According to the 2007 NAR Member Profile: Nine out of 10 members report their firm has a web site, and 61% have a personal web site, which they have maintained for a median of three years. However, I am certain that your office is doing a great job and is one of the 85%. COngrats to KW for being the top big brand brokerage!

Brad, I think CR has this one wrong...or some additional info. is missing.

A KW Agent HAS to enter every listing not only in to the local MLS's, but in to our own Listing System (KWLS which allows 30 pics)...it feeds all of our listings to each agents website, plus various other sites (Trulia, Google Base, Yahoo Real Estate, Homescape, Zillow, AOL Real Estate, Frontdoor, Cyberhomes, etc.). The only way a KW agent isn't advertising on the 'Net would be if they are soley Buyer's Agents and never have a listing.

Now if this survey asked agents 'How much Internet advertising do you pay for in addition to what your company provides?', then that 85% could be accurate.

But I don't fault you for using a credible source to help differentiate your company from the competition!!

We handle all syndication at the brokerage level. So our agents can focus on servicing our clients and not worrying with feeds or formats. The cost/benefit scale is still developing. These syndication services haven't been around long enough to really get a good graph of performance. However, I do like Listhub's reporting features, in the last 30 days we have had 165 specific property-page views from our syndication services alone. This is of course outside of Realtor.com syndication and our direct website. That's about $0.35 per page-view last month, not bad considering what print advertising costs for just one phone call.

Just wondering, how do you like the syndication? I don't do as many as you list, and am wondering your impressions on the cost / benefit scale.
